Downtown Grand (formerly the Lady Luck) work in progress…

Breslin Builders continues to provide construction services for the remodel to the existing Lady Luck Hotel and Casino, now being called the Downtown Grand Hotel and Casino.

Work continues on the new central plant installation with the plant equipment set and the piping, power, and other requirements now being completed.  This new central plant replaces the existing equipment scattered across the site and two towers and will provide a more energy efficient and effective central plant located in one location on the site for ease of use and maintenance.

In addition to the new central plant, the exterior facade remodel on the two hotel towers is progressing.  Per the new design and look, the existing recessed grooves are being infilled to provide a more streamlined look for the towers (as well as eliminate one of the nesting and perching locations of downtown’s pigeon population).  Once the foam is installed, the stucco/EIFS areas of the tower are getting a new finish coat for a consistent weatherproofed seal.  The existing CMU walls are also being painted for a fresh look.

Akita Retail and Events Center to get a roller coaster…

Breslin Builders is working with Chetak Development to move the existing Speed the Ride Roller Coaster from the Sahara Hotel and Casino to the south end of the Strip at the existing Akita Retail Center, 3999 Las Vegas Boulevard South, across from Mandalay Bay Hotel and Casino.

Working with Premiere Rides (the original coaster designer and installer), the existing coaster will be relocated and reused as much as possible, with the mid-section being redesigned to work within and over the existing site and parking lot conditions, and allow for new and exciting curves and bends to be added to the ride.  The signature 224 foot vertical tower will be relocated and provide the turning point for the out-and-back style roller coaster.  The coaster uses a LIM (linear induction magnets) system to launch and further propel the coaster to speeds up to 70MPH.  Breslin Builders is provide design and associated engineering services for the site and launch building.

In addition to the roller coaster, Breslin Builders has designed a new night club/concert venue as part of the overall project.  The new 26,000+ square foot multi-story and multi-use building will provide needed concert, promotion, and nightclub space for the existing on-site radio station (KVEG 97.5 – which Breslin Builders provided design and construction services for in 2001).  In addition to the roller coaster and nightclub, a two-story 6,000 square foot restaurant space is being developed.

Breslin Builders is assisting Ballard Spahr with the land-use approvals from Clark County with approval anticipated the middle of January.

RGG – Zappos.com – City of Las Vegas City Hall – Breslin Builders Completes Phase II Due Diligence Report…

Breslin Builders recently completed the Phase II Due Diligence Report for Resort Gaming Group (RGG) for the new Zappos.com headquarters at the old City of Las Vegas City Hall complex in downtown Las Vegas, Nevada.

This report, continuing on the Phase I Report we completed earlier this year, further identified areas and items that need to be replaced, updated, and/or improved for this 40 year old complex (the original complex was built in the early 1970′s). Working with Resort Gaming Group and representatives from Zappos.com, Breslin Builders, along with our various consultants and subcontractors, have provided a detailed report of items identified in the Phase I report as needing further investigation including: review of the existing mechanical systems, glazing systems, structural systems, plumbing systems, site ADA and drainage systems, fire/life safety systems, as well as other code related items and reviews. We also have worked closely with various City of Las Vegas departments to ensure we have the best information available to provide a complete and accurate report.

This report will give RGG and Zappos.com the needed tools to provide the upgrades and changes needed to make the existing complex a comfortable, secure, and productive environment for Zappos.com’s daily operations when they relocate to the building in 2012. From here Breslin Builders looks to continue on to the next phase to start the work to correct and update/upgrade the items identified in the Phase II Report.

We have added photos of the work we completed for the Walgreens MGM Facade Remodel for the Walgreens on Las Vegas Boulevard South across from the Monte Carlo Hotel and Casino. Breslin Builders provided the design (working with Walgreens Corp.) and construction for the facade remodel.

Martin-Lawrence Galleries Phase II approved…

Breslin Builders has substantially completed Phase II of the Martin-Lawrence Galleries at the Forum Shops at Caesar’s Palace in Las Vegas, Nevada.  This has allowed the gallery to start moving in their artwork and ready the space for public access and use.

The space expands on the previously completed Phase I display area and builds out the balance of the 27,000 square foot lease space.  Phase II area provides a flexible open space for movable art display walls (Mila-Wall system), but also will allow for other functions to be completed including potential fashion shows, auctions, etc.  This two-story gallery project was a remodel of the previous tenant (a high-end auto display and auction space), and provided some challenges, like the existing conditions of the concrete floor, to get the space ready to display high-end art work.

In the end, Breslin Builders has provided a unique space to serve as the display backdrop artwork for many well known artists.  Photos of the space are below.

Sunrise Outpatient Services and N.N.I. Tenant Space at Doctor’s Pavilion…

Breslin Builders is currently working on a 11,400 plus square foot tenant remodel within the existing Doctor’s Pavilion Medical Office Building, 3131 La Canada Street, in Las Vegas, Nevada (behind Sunrise Hospital and Medical Center).

This project is a major tenant remodel requiring selective demolition throughout the existing space in preparation for the new work to be completed.  The new space will contain various offices, exam rooms, and other support facilities for the medical office space.

The finish work is underway with an anticipated finish date and tenant move in by the end of January 2012.  This is one of many tenant remodels and build-outs Breslin Builders has recently completed at this medical office building.

Recent office tenant remodels at Hughes Plaza West…

Breslin Builders has started the remodeling work for a new tenant at Hughes Plaza West, 10100 West Charleston, in Las Vegas, Nevada.  This 5,600 plus square foot tenant space is being adjusted and refreshed for the new tenant.  The previous tenant moved out the end of 2011.

The work consists of some minor demolition removing five existing offices to expand the existing open office space.  In addition to wall patches and finishes, a new ceiling grid is being installed over part of the affected area, along with minor mechanical and electrical adjustments.  The entire space is also being repainted and the existing carpeting is being replaced with new.

Due to tenant and leasing requirements, Breslin Builders has a short schedule and will be completed with the work, including City of Las Vegas Building Department inspections, by mid-January.  Breslin Builders also provided design and permit issuance services for the project.

This tenant remodel is one of three we have recently completed at this Class “A” Office Building.  We recently provided design and construction services for the Willis Inc. tenant space remodel, as well as the new tenant space for Resort Services Group.  Breslin Builders was the original general contractor for the core/shell office building and has provided design and construction services for many of the other tenant spaces within the building.

American Airlines work has started…

After waiting for months for the building permit to be issued, Breslin Builders has started providing construction services for American Airlines at the “D” Gates at McCarran International Airport.  The project will relocate their existing “D” Gates maintenance and operations offices to a new location, still within the “D” Gates at the airport.   Approximately 6,000 square feet of space is being remodeled for this project.  Due to the length of the permitting process, Breslin Builders’ has drastically adjusted the construction schedule and is anticipating completing the project in just three weeks, versus the original eight weeks originally scheduled.

St. Rose Building 11 – Realty One Group tenant space completed…

Working for Park One LLC, Breslin Builders recently completed the construction for a new tenant improvement located within an existing office shell building, which we also completed a few years back.  The tenant space, totaling over 10,300 square feet, utilizes most of the main level of the building (except for the existing lobby and elevator access to the Executive Suites on the second level of the building).  The layout includes many offices, some small conference rooms, a large training room, and an open built-in cubicle area for the local real estate company, Realty One Group.  Breslin Builders also provided full design and permitting services for the project.

Martin-Lawrence Galleries Phase II work almost complete…

Breslin Builders is fast approaching the completion of Phase II of the Martin-Lawrence Galleries at the Forum Shops at Caesars Palace.

Phase II completes the balance of the almost 27, 000 square foot retail space.  Breslin Builders, in conjunction with the owner’s concept architect out of New York, Edward Asfour, has provided the final design and documentation services for the project.  This phase includes many of the same features as Phase I, including additional art exhibit spaces, more viewing rooms, administrative office spaces, VIP viewing areas, and other back-of-house uses.  Phase I’s exhibit walls were fixed in place, while Phase II’s walls will are flexible, “exhibition show” style, to allow for a variety of activities and uses to take place in this large open area.  (Due to the size and number of panels, Breslin Builders also facilitated the permit submittal and issuance of the Mila-Wall system being used.)  Phase II will also include the build out the second story areas that already exist in the space from the previous tenant.

We anticipate having the balance of the work completed and ready for tenant use by mid-January.

Lady Luck Hotel and Casino work moving forward…

Breslin Builders is pleased to announce that we have been released to start some additional work at the existing Lady Luck Hotel and Casino project in downtown Las Vegas, Nevada.

We are updating/redoing the exterior EIFS (exterior insulation and finish system) skin and waterproofing systems from approximately 20 feet off the ground and up on both of the existing room towers (east and west towers – the lower portion will be completed when the casino podium work is completed).  As part of this work we will be infilling the existing recessed areas (which formally contained a pinkish neon tube and gold metal shroud) and caulking the existing wall joints and windows frames.  We will also be power washing and painting the existing fluted CMU block walls (stairs towers).

We are also bring interior areas of the hotel towers up to current code requirements by providing a code compliant top of wall and edge of slab fire stopping system.  This work will be completed on the existing hotel room floors from floor three and up on both towers.

Additionally, we are installing a completely new central plant system for the entire project, which will initially provide chilled and heated water for the existing air conditioning and heating systems in both towers, but ultimately will serve other areas of the project when they are completed.  This scope not only includes the equipment setting and hook up, but also includes earth work, concrete footings, and the concrete equipment pad, as well as coordination and installation with Southwest Gas, NV Energy, installation of water piping, hydronic piping, associated cooling towers and installation of the mechanical equipment screening.

This work will further progress some of the other work we have already completed at the site including some selective demolition and renovation work (i.e. changing of old plumbing waste and vent lines, etc.).  Breslin Builders is excited to be working on this next phase of items and looks forward to the day when the entire project is completed and becomes the “new place to be” in downtown Las Vegas, Nevada.

Breslin Builders recently pulled the required building permits from the City of Henderson for a new tenant improvement located within an existing office shell building, which we also completed a few years back.  Breslin Builders is providing both design and construction services for this project.

The TI, totaling over 10,300 square feet, will utilize most of the main level of the building (except for the existing lobby and elevator access to the Executive Suites on the second level of the building).  The layout includes many offices, some small conference rooms, a large training room, and an open built-in cubicle area for a local real estate company.

Construction has begun with an anticipated completion date of mid-December for tenant occupancy.
